Niavaran is located in north east of Tehran near Alborz mountains. It is considered one of the best and most expensive part of the Tehran. But also you can fine old buildings and gardens there. I don't have statistical analysis but i think average age of people who live in this area is higher than other district of Tehran, because most of their young children have immigrated to countries like USA and Canada.
